Current Projects

The Family Development Team is currently working on the following projects for various investor groups and lending institutions.  Feel free to learn more by touring the websites for any of these communities.

VILLA PORTOFINO

Overview:  Family Development joined forces with an investment group to purchase the luxury active adult community, consisting of 48 existing units and a 30,000 square foot Clubhouse on 50+ acres of land.  They have plans to build approximately 300 new residences.

Challenge:  Prior to Family Development’s involvement, construction at the property had remained untouched for the past 4 years.  Many outstanding issues with the City of Palm Desert resulted concerning the incomplete condition of the on and off-site improvements at the property.

The Family Development Team is working with the City to negotiate all of the sensitive matters regarding the site entitlements and improvements and are completing the on-site improvements to prepare the homes for sale to the public.  Once completed, The Family Development Team will reposition the community in a favorable light by working closely with the residents and neighbors.

Result:  Construction is currently in progress  to complete the existing 48 units, as well as improvements to the Clubhouse.  Sales will begin in mid-September.  Plans are currently being designed for the future product.

TIERRA BONITA

Overview:  The principals of The Family Development Team used their own capital and secured debt to purchase these 17 unfinished homes and 45 lots in the City of Coachella directly from the bank that foreclosed on the property. 

Challenge:  There were many outstanding issues with the City of Coachella concerning the incomplete condition of the on and offsite improvements at the property.  None of the homes had Certificates of Occupancy.  In addition, the vacant homes were blighted and a target for crime.

The Family Development Team was hired to work with the City of Coachella to negotiate and complete the required on and off-site improvements as well as finish the 17 homes.  Once completed, The Family Development Team repositioned the community in a favorable light by working closely with neighbors and brokers to market and sell the homes. 

Result:  The homes are all complete with Certificates of Occupancy.  Sales at the community are ahead of projections with all goals achieved.  Please tour the community site for more information.

MADISON ESTATES

Overview:  An investment group purchased these 9 unfinished homes and 46 finished lots in the City of Indio driectly from the FDIC.

Challenge:  The previous builder left the site in a blighted condition with entitlement issues and many of the off-site improvements incomplete.  The City of Indio refused to allow the homes to be occupied until all matters were resolved.  In addition, these homes were priced at the top of the market with no sales made.

The Family Development Team was hired to work as a liason with the City to negotiate all of the sensitive matters regarding the site entitlements and improvements.  Once all items were settled, The Family Development Team was hired to complete the on and off-site improvements and prepare the homes for sale to the public.  In addition, The Family Development Team was retained to market and sell the homes. 

Result:  To date, all of the improvements and homes are complete.  A marketing campaign was created and implemented to revive interest in the community.  Sales are well ahead of schedule.  Please tour the community site for more information.

POINT HAPPY

Overview:  An investment group purchased these 15 unfinished homes and 23 lots in the City of La Quinta directly from the bank that foreclosed on the property. 

The Family Development Team was hired to complete the homes and prepare them for sale. 

Result:  All of the homes have been completed and sales are under way.  Please tour the broker's site for more information.

TANGERINE

Overview:  The principals of The Family Development Team used their own capital and secured debt to purchase these 12 unfinished homes in Palm Springs directly from the bank that foreclosed on the property. 

Challenge:  The original developer had planned to sell these homes in the million dollar price range.  There was a tremendous amount of local resistance and skepticism given that homes in this area were selling for almost half that price.  In addition, the homes had been sitting for quite some time.

Result:  The Family Development Team was hired to prepare the site and the homes for sale.  In addition, The Family Development Team repositioned the community to market ond oversee the liquidation effort.  To date, sales are well ahead of schedule.  Please tour the community site for more information.

Charitable Work

When the real estate market was at its all-time peak, The Family Development Team built the Home With A Heart.  Organizing over 200 workers from 80 different companies, The Family Development Team built a four bedroom home from the foundation up in just 52 hours over one amazing weekend; it was reminiscent of an old-fashion barn-raising.  Once it was completed, the Home With A Heart was auctioned to the public raising over $400,000 dollars for two local family-centered charities - The Barbara Sinatra Children’s' Center and the Family YMCA of Palm Desert

When Olive Crest began their search for a partner to help them realize their dream of building the Coachella Valley Children’s Center, they reached out to the entire building community.  In spite of the fact that now the real estate market was experiencing its worst downturn in modern history, The Family Development Team was the first company to volunteer to be a Builder Captain. Under the careful guidance of The Family Development Team, the Children’s Center is now open.   For their efforts, The Family Development Team was named the 2008 Outstanding Philanthropic Corporation by the Association of Fundraising Professionals.
